20 Steps to your New Home

1. Contact a Professional Realtor (813) 293-6575
2. Have a conversation with your lender
3. Obtain "Pre-Approval Letter"
4. Shop for your Dream Home
5. Make Offer
6. All parties agree to Contract
7. Closing agent will assign Escrow account and will begin working on obtaining necessary documents to close (HOA, Lien/ Clear Title search, title insurance, etc.) 
8. Make Escrow Deposit (Earnest Money)
9. Do all necessary Inspections and have necessary repairs made
10. Obtain all necessary Homeowners Insurance Binder
11. Lender orders "Appraisal"
12. Closing Agent will order property survey
13. Finalize loan and obtain a "Loan Commitment Letter"
14. Receive Prelim (3 days prior to closing)
15. Clear to Close from Lender
16. Final Walk-through / Accept Property
17. Wire Final Escrow funds (follow "Wire Fraud Prevention Guidelines")
18. Prepare Documents to take with you to closing (ID, court documents or any documents requested by the closing agent.
19. Close and obtain Keys to your New Home
20. Congratulations,Turn the key and Step into your New Home
Note: These Steps are not necessary in order of priority and some tasks may not be noted. Each transaction is unique in it's own. This 20 Step list will give you an idea of what the process is in a standard transaction. That is why it is very important you have a "Professional Realtor" on your Team.
